Pune: Maharashtra Real Estate Regulatory Authority (MahaRERA) approved 435 new housing projects across the state on Dussehra, with Pune city accounting for 140 projects, the highest among individual cities and districts in the state.According to official data, the projects cover 32,981 flats with an estimated investment of ₹23,719 crore. Of the 435 projects granted registration numbers, 201 were in the Mumbai Metropolitan Region (MMR), while 167 were in the Pune division, including 140 in Pune city. A MahaRERA official said developers typically seek approvals during the festive season to capitalise on homebuyer demand.Kamlesh Thakur, president of National Real Estate Development Council (NAREDCO) Maharashtra, said MahaRERA’s timely approval of 435 housing projects valued at ₹23,719 crore ahead of the festive season is a booster shot for Maharashtra’s real estate sector. “It comes at a time when consumer sentiment is high and the festive season traditionally unlocks strong housing demand, particularly across pockets like the Mumbai Metropolitan Region (MMR) and Pune. More importantly, MahaRERA’s meticulous approach builds homebuyer confidence and ensures timely project deliveries.”Pune division’s 167 projects comprise 10,553 flats with an estimated total project cost of ₹6,970 crore. Satara accounted for 13 projects, Kolhapur eight, and Sangli and Solapur three each. In MMR, 201 projects received registration numbers, including 63 in Mumbai city and suburbs, 70 in Thane, 36 in Raigad, 25 in Palghar, five in Ratnagiri and two in Sindhudurg.Vidarbha accounted for 32 projects, including 27 in Nagpur, four in Amravati and one in Akola. Khandesh had 24 projects, of which 23 were in Nashik and one in Ahilya Nagar. Marathwada accounted for eight projects, seven in Sambhaji Nagar and one in Nanded. Two projects in Dadra and Nagar Haveli and one in Daman were also approved.Apart from the new registrations, MahaRERA granted extensions to 210 projects and approved correction proposals for 609 existing projects on Dussehra. “The extensions were granted in line with the plans submitted by the respective developers. The entire MahaRERA team worked round the clock to process applications in time for the festive season,” an official said.Under MahaRERA rules, developers must obtain the regulator’s approval before making amendments, alterations or additions to a registered project. Developers unable to complete projects by their declared deadlines must also apply for extensions. Projects without valid extensions are categorised as lapsed, which can affect their progress.Developers said they had submitted proposals well in advance of Dussehra to secure approvals in time for the festive period. “We were hoping the process would be expedited, and it is good that the authority was able to speed it up,” a Pune-based developer said. The approval process is intended to ensure that projects meet legal, technical and financial requirements while protecting homebuyers’ interests and promoting transparency in the real estate sector.Between April and Sept 2026, MahaRERA approved 6,486 applications related to housing projects. These comprised 2,056 new registrations, 2,053 extension proposals and 2,377 correction proposals. With approvals granted in Oct, the cumulative number of approved applications rose to 7,740.
